Churston Way Lodge Guest House – Access Statement


We aim to cater for guests requiring clean comfortable accommodation to relax in, so they can enjoy their visit to Brixham. We have 7 bedrooms made up as 4 double en-suites, one super king / twin en-suite and one double with private bathroom which has its own key to enable guests to keep their toiletries in.


Brixham is well served by buses with the number 12 bus providing a regular service around Torbay. The nearest train station is 5 miles away in Paignton. National Express also runs a coach service that stops in Brixham town centre.

Arrival & Car Parking Facilities

We appreciate you advising us of your estimated time of arrival. On arrival there is a private car park for the sole use of our guests which can accommodate 7 cars. The car park is divided into two parts; the first is across the front of the property and has space for 4 cars, the second is at the side of the guest house (by the guest entrance) and has space for a further 3 cars. There is no space to turn on the side car park which will necessitate guests either reversing in or reversing out. Both car parks are on slopes and have a tarmac surface.

The main guest entrance is near the top of the sloped driveway. It is accessed by an 88cm wide path with a low wall on one side and guest house on the other. that is 88cm wide. There is a 10cm step at the front door step (average height 12 cm) to the entrance porch. A doorbell is to the right-hand side.

Main Entrance

The Front door leads into the hallway of the guest house and this door is always kept locked with guests having their own key to access entry. The door can be opened by turning the key to the left.

On arrival guests are required to complete our registration form and are then shown to their rooms and our facilities explained.

Hall, Stairs, Landing, Corridors etc

Inside the Guest House the floor covering throughout is short-pile carpet. The Dining Room is on the ground floor with flat access.

There are 13 stairs to a small landing, with a wooden banister on the left-hand side when climbing the stairs. Rooms 3, 5, 6 and 7 are situated on the first floor.

Room 2 is sited directly off the main entrance hall and has level access. Room 1 is sited off the guest’s dining room and has a single 10cm step down into the room.

Room 8 is sited in a small annex at the front of the building an is accessed by its own entrance at the lower end of the driveway. The doorway to room 8 is narrow and has 53cm of clearance.

On each landing there is a fire alarm call point and fire extinguisher.

There is emergency lighting in the hallway and on the stairs.

Public Areas

The front door is locked at all times. Guests have their own key.

Dining Room

Breakfast is served in the Dining Room on the ground floor and is accessed from our entrance hall between 8 and 9 a.m.

There are eight tables each seating 2 people as required.

Bedrooms & Sleeping Areas

There is central heating throughout the house. The temperature of each guest bedroom is controlled by thermostatic controls on the radiators. The divan beds have white sheets and duvets on. Each bedroom has a hospitality tray with tea, coffee, hot chocolate. There is a flat screen free view television in each room. Hairdryers are provided in each room. Ironing facilities are available on request. In the interest of hygiene, we do not allow meals or takeaways in the bedrooms.


The en-suites and the private shower room all contain washbasin, toilet and walk in shower with glass folding door and extractor fan.

Grounds and Gardens

To the front of the house we have a garden area for guests to use and at the rear we have a small courtyard area with a table and chairs, accessible from the guest dining room via a sliding patio door. There are two steps down to the courtyard area. This area contains shrubs and potted plants. The front garden contains a pond and children should be supervised at all times.

Additional Information

We are totally non-smoking inside the Guest House but there are ash trays available on request for guests to smoke outside.

Should the fire alarm ring, evacuation is through the front door and the waiting area is across the road. Evacuation procedures are on the wall in each guest room. Should you require assistance in the event of an evacuation please advise us on arrival. There is emergency lighting on the stairs.

Guests will find leaflets on restaurants, days out and local information in their bedroom folder.

We do not allow dogs at the Churston Way Lodge.
